Margaritaville’s share on your home’s bill:
$220a year, for your home
$68 millionover 30 years, all 10,350 planned homes
Latitude Margaritaville is a planned 55+ neighborhood of 3,500 homes inside the District. Every other neighborhood pays the same rate. The developer’s plan for the finished town leaves Margaritaville’s homes out.
Your home pays $984.20 this year to run and maintain Ave Maria (not counting loan payments). $220 of that would be Margaritaville’s share at build-out, assuming the budget does not increase at all.
Count Margaritaville’s 3,500 homes in, like every other home, and your home’s bill falls to about $764. That is the part of your District charge for operations; loan (bond) payments are separate and do not change here.
About $6,600 for your home over a 30-year mortgage
30 years is the most common mortgage length. Estimate; the District has not decided yet. For all 10,350 planned homes it is about $68 million, in today’s dollars.
Margaritaville should pay its share. Vote Greg Colker, Seat 5, Nov. 3.
See the math, change the numbers yourself
- The cost. About $8.8 million a year to run the finished town , plus $1.7 million for reserves.
- Homes’ share, by traffic. Homes make 85% of the town’s car trips, so homes pay 85% of the cost.
- Your rate. That share, divided among the 10,350 planned homes, with county costs and early-payment discounts added, sets a base rate of $939. Raised each year for inflation, it is $984.20 this year, the same for every home.
- Margaritaville left out. The developer’s plan for the finished town leaves out its 3,500 homes and their car trips. Count them in, and the same maths gives about $764. The difference, $220, is Margaritaville’s share, and your home pays it.
- Your bill now
- $984.20
- If Margaritaville’s homes were counted
- $763.81
- Margaritaville’s share, which you pay
Planned: 3,500. The county limits homes for the whole town, not for this land alone, so more could be built here, condos included.
Your home’s rate was $374.13 in 2022; it is $984.20 now, up 162% in the last 5 years. If costs grow, Margaritaville’s share grows with them.

Questions
Why should Margaritaville’s homes pay the same as mine?
Same District. The land was added to the District in 2023, and it is still in it. The developer’s plan for the finished town, which the District’s budget uses, leaves it out.
Same benefit. The District’s reports say that without its infrastructure, building homes here “would be prohibited by law.” That right to build is what every home pays for.
Same rate. Every single-family home pays the same rate. There has never been a separate rate for one neighborhood, whatever roads or drainage it maintains itself.
Not using every road doesn’t change that. The District’s lawyers say homes benefit because the infrastructure is “necessary for development.”
Is Margaritaville in the District right now?
Yes, though the developer says it “will not be part of” the District.
A 2026 bill to take it out, HB 4023, died after residents objected. In June 2026, the county voted 4–1 to add the land to the Town of Ave Maria, with the same right to build as the rest of the town.
The District is now working out what these homes should pay. If they pay less than every other home, your home pays the difference. The $220 assumes they pay nothing; if they pay a reduced rate, Margaritaville’s share is smaller.
Could this affect home values?
It could, most of all in Del Webb. Del Webb and Margaritaville are both 55+ neighborhoods in the same town and the same District, near the same shops and amenities. Buyers will compare them, including what each home costs to own.
Your home pays; theirs would not. Every Del Webb home pays $984.20 this year to run and maintain Ave Maria, not counting loan payments. If Margaritaville’s homes pay nothing, each one costs $984.20 a year less to own, in today’s dollars. Selling a Del Webb home would mean competing with that.
Equal treatment closes the gap. Count Margaritaville’s homes in, like every other home, and every home pays the same, about $764, Del Webb and Margaritaville alike. Margaritaville’s share, $220, comes off your home’s bill, and the two pay the same to run and maintain Ave Maria.

I’ve spoken against special treatment for Margaritaville at District meetings and before the Collier County Planning Commission.
I’m not connected to any developer. I have no other agenda. I just want the town my children grow up in to be run honestly and fairly for everyone.
